The soil

Near the harbour, through Matua and Otumoetai, the ground is largely estuarine sand that drains freely. Inland and up the hills, around Bethlehem, Pyes Pa and Welcome Bay, it turns to heavier clay and volcanic ash that holds water. Older sections also come with mature trees and existing paths, walls and paving to work around.

What that means for the build

On the sandy side the challenge is compaction, not drainage: loose sand needs a properly compacted basecourse and solid edge restraint or the turf moves underfoot. On the clay side it is the reverse, water has nowhere to go, so the base has to be deep enough to drain and sometimes needs a drain line put in first. Established trees get boxed rather than cut, so the tree keeps its water and the turf keeps a clean edge.
