The soil
Volcanic pumice, which drains freely but is light and soft and compacts differently to sand or clay. The climate does the rest: cooler and wetter than the coast, with more established tree cover, so a lot of sections carry heavy shade for most of the day.
What that means for the build
Pumice needs the right basecourse built over it to get a surface that stays level, because the pumice itself will keep giving underfoot. Shade is where turf is simply the better answer, real grass thins out and turns to mud under a tree canopy and turf does not care. The one thing shaded turf does ask for is keeping leaf litter cleared, because debris left sitting is what lets moss form on the surface. Rotorua is about an hour from our base, so we schedule work here in blocks rather than charging a single job for the trip.
