Sand, with a water table that sits high in places, particularly closer to the flats. New sections are usually built on compacted fill with a thin skim of topsoil over it, and that fill is often uneven and carries construction debris. Backyards tend to be compact and laid out fence to fence.
What that means for the build
We strip the thin topsoil and the debris out rather than building on top of it, then re-level, because a base laid over builder fill inherits every dip in it. Where the water table is high the base has to sit above it, so the turf is never sitting in water. Fence-to-fence yards mean cutting tight to boundaries and planning seams so they do not land in the middle of the sightline from the house.
